TBI Construction & Construction Management Set to Begin New Morgan Hill Public Library

San Jose, CA  2/22/06  TBI Construction & Construction Management, Inc., a leading general contractor and construction manager in the greater South Bay/Silicon Valley area, will begin managing construction of the new Morgan Hill Public Library in April of this year. The 28,000 sq ft new library structure, double the size of the current facility, will incorporate the existing City Hall and existing Library buildings into one campus. The $17 million project is a long awaited upgrade for the city’s library services.

The construction of the library is based on redevelopment funding and a citizen's visioning process that described the type of public facilities the community would like to see in Morgan Hill. Special features include an expanded program room; a new lobby area that conveys a dramatic entrance and will house special displays; a soft seating area in the children’s section where families can read together; an expanded international language area; and new magazine reading area and study rooms.

Principal architect on the project is Noll and Tam of Berkeley, California. The back areas of the building are designed to maximize sweeping views of El Toro Mountain. The building is steel superstructure with plaster and stone skin, and an architectural grade metal roof feature. The new library, complete with a new at grade parking lot, is expected to be completed in one year from the start date.

The Morgan Hill library is being constructed by TBI’s ‘Builder/CM Multiple-Prime Contracting Method.’ This method is primarily designed for building owners who want to ensure total project control and/or be significantly involved in the design and construction process. In this type of project, the owner is party to several separate direct contracts, each for the performance of a particular trade or portion of the total project. Multiple-prime is often employed when a project is fast-tracked, meaning there is a time restraint which necessitates starting construction before completion of the total project design. This method also helps facilitate large projects being completed in phases.
